The proposed redevelopment of the Piazza Shopping Centre relates to the demolition of the existing car park and part of the shopping centre to provide residential and commercial development. The full description of development is as follows:
Demolition of existing car park and part of shopping centre, to provide residential and commercial development (Class 1 [Retail], 2 [Financial, Professional and Other Services], 3 [Food & Drink], 4 [Business], 11 [Assembly & Leisure] & Sui Generis [Public House] and hot-food takeaway), car parking, public realm improvements, landscaping, drainage, access, relocation of taxi rank, engineering works to open river culvert, reconfiguration of existing retail including improvements to façade and other associated works.
Within the Renfrewshire Local Development Plan (2014), the site forms part of Paisley Strategic Town Centre. The Piazza Shopping Centre itself is located just outside the Paisley Conservation Area, however the red line boundary for the site, includes part of the Conservation Area, and there are a number of listed buildings located within the locale. The site occupies a prominent location within the town centre, next to Paisley Gilmour Train Station which leads into County Square. The associated railway lines run to the north of the shopping centre, and the White Cart Water runs below the site.
